Please read the terms and conditions below very carefully. They are intended to ensure you have a pleasant stay.
These terms and conditions govern all bookings made through .villasofiaayianapa.com or any other website associated with Villa Sofia Ayia Napa. You therefore accept these booking terms on behalf of all members of your party (if applicable).
Why do I need to pay a security deposit?
The security deposit is used to secure your booking and is refundable within 10 days after you have departed the villa and as long as there has been no damage caused (See damages section below).
What is the check in time?
Check in time is 4.00pm (16.00 hrs), unless otherwise agreed by us in writing by email.
What is expected of me before I depart?
1. Dispose of all waste and rubbish into the large green bins provided at the end of the street.
2. Wash all pots & pans, plates, glasses and cutlery that have been used and leave on draining board.
3. Please clean the BBQ and grill if used.
What time do I need to leave the villa (Check out time)?
Check out time is 11.00am. We often have same day changeovers so time is of the essence and therefore you must leave on time unless otherwise agreed by us in writing by email. Note, where we have agreed a late checkout additional charges would apply.
What is the check out fee for?
Whilst the villa will be cleaned after you depart, we have to conduct a full itinerary in order to check for damages. This includes checking the mattresses for stains (See mattress section below).
What if I remove the mattress protectors?
If you choose to remove the mattress protectors and we find the mattress is stained you will be held liable for a new replacement mattress as we regard hygiene to be one of our top priorities for our guests.
Do you provide towels?
Yes, one hand towel and one bath towel is provided per person. Towels must not be used at the beach or by the pool. You must ensure you have your own adequate beach towels for this purpose. Once again heavily soiled towels will be replaced and charged to your deposit account.
Do I need to wash bed linen and towels?
There is no need to wash bed linen or towels. Please note however any soiled towels or bed linen would be chargeable if we can not reuse them or they have been used by the pool or beach.
Is there anywhere to leave our bags should we arrive early or on the day we are depart?
Yes we have made available the front shed in the driveway where you can safely store bags and luggage until you need to leave. You must not however re enter the villa under no circumstances. Please request code from us.
How do I get into the property?
Keys are kept in a key safe on the right hand side of the front door at the property. The code will issued and sent separately to you via whatsapp/email at least 2 days prior to your arrival. These codes are to be kept secret at all times and not to be passed or used by anyone other than yourself and your party. Only one set of keys are issued for security reasons and is advisable to be kept in the safe every time you leave the villa for anyone in your party to regain access.
What happens if I loose the key?
In the event of keys being lost, misplaced or stolen a minimum charge of €200.00 inclusive of emergency call out charges by our management team and locksmith are applied to cover the cost of re-issuing another set of keys.
How often do you visit the villa?
The villa is visited by our management team at least twice a week in summer and once a week in the winter in order to maintain and trim the garden and clean the pool. From time to time there could be a sand storm or leaves may fall into the pool, despite this the pool would still be safe to use.
Can I request additional cleaning?
Yes, for longer stays of more than a week, we suggest midterm clean, however additional charges apply.
Can I bring guests to the villa?
No. The number of guests must not exceed the number of persons stated on your booking with us. Should we find more persons residing at the villa (even for one night) we reserve the right to either charge you additionally for the entire stay or choose to cancel your booking withholding any deposit due to your failure to disclose such information.
What happens if I damage something?
You agree to pay for any damages caused to the said property and if need be forfeit the holding deposit plus any additional costs incurred. You agree to give your consent to re-charge your credit/debit card/paypal account in order to cover any additional disbursements caused by you or members of your party (If applicable).
Are Children allowed?
Yes of course, however children must be supervised at all times especially in or around the pool area. Kash Ijaz does not accept any liability for any injury caused from within our premises.
Can I/we smoke?
Yes but it is forbidden to smoke anywhere inside the villa. You may however smoke responsibly in the grounds of the villa ensuring no cigarette butts end up in the pool, on the astro turf in the garden or neighbours properties.
Anyone found to have been smoking inside the villa will immediately forfeit their deposit and a further charge could be applied in order to remove any odour from the said property..
Villa Use?
You agree to use the accommodation only for residential use and not to conduct any business that may be illegal or dangerous or to cause any damage that may cause the owner/landlord to suffer a financial loss in any way.
Are my Personal Belongings covered?
Belongings left in our villa are left at your own risk, however a safe is provided in one of the bedrooms. Villa Sofia however does not accept any responsibility for any loss, theft or damage caused. Doors and windows must be closed/locked when leaving the property and guarded once property is occupied. Adequate insurance cover is your responsibility.
Do I need travel Insurance?
You are strongly recommended to obtain travel insurance for medical cover purposes.
Do you provide a hair dryer?
No, we longer provide hair dryers. This supersedes any written statements made in any of our websites.
Do you allow Pets?
Unfortunately, no pets are allowed under any circumstances.
What are the Pool rules?
Whilst sun creams are there to protect you, we ask that you rinse yourself before using the pool using the outdoor shower as sun creams clog up the pool pumps and leave a residue around the pool.
All children must be supervised at all times in and and around the pool areas.
No running around the pool as it can become extremely slippery and you can often hurt yourself.
No fighting or eating in the pool. Food waste can get clogged within the pumps.
No sexual acts to be performed in the pool due to hygiene reasons and not to offend neighbours.
Always drink lots of water if you are to spend long periods of time in the pool.
Villa Sofia does not accept any liability for any injury caused from within the pool.
Do you provide internet access and a telephone access?
Yes you may access the internet via wifi using the WEP key code found on the reverse of the modem. It is also provided within the villa confirmation documents.
The telephone is incoming only unless otherwise requested. A deposit is payable should you wish to unblock this service. You also agree not to use these services in connection with;
fraud or in connection with a criminal offence or in any other way which is unlawful;
contravention of any licence or third party rights, or in contravention of the telecom providers acceptable use, sending, knowingly receive, upload, download, or use any material which is offensive, abusive, indecent, defamatory, obscene or menacing, or in breach of copyright, confidence, privacy or any other rights, spamming or to send or provide unsolicited advertising or promotional material or, knowingly to receive responses to any spam, unsolicited advertising or promotional material sent or provided by any third party;
the view to cause annoyance, inconvenience or needless anxiety;
or in any way which we reasonably think is, or is likely to be, detrimental to the provision of the service to you or any of our customers.
You agree to take all reasonable steps to make sure that this does not happen.
We take this kind of misuse very seriously. If we reasonably believe it has happened, we may take immediate action to suspend the service or end this agreement without telling you first, even if you were not aware of the misuse.
You agree not to connect equipment to our network that may harm it or other customers' equipment. If you do, you must disconnect it immediately, or allow us to do so at your expense.
Further conditions
You agree to keep the accommodation in a clean & tidy state at all times throughout your stay.
Villa Sofia shall not be liable for any failure, cancellation or delay in performance of its obligations which results directly or indirectly from any cause or circumstance which is beyond our reasonable control. The following shall be regarded as examples of such circumstances: building or maintenance works, act of God, outbreak of hostilities, riot, civil disturbance, acts of terrorism, revolution, the act of any government or authority (including but not limited to refusal or revocation of any licence or consent), fire, flood, lightning, explosion, fog or bad weather, interruption or failure of a utility service (including but not limited to electricity, gas, water or telecommunications) and/or failure of an appliance such as air conditioning, cooker, oven, microwave, tv, satellite, internet and telephone. All efforts will be made to repair or replace a faulty item however not time limits can be given due to the short length of stays between tenancies.
Villa Sofia reserves the right to change these terms and conditions from time to time. Your booking is governed by English law and is subject to the exclusive jurisdiction of the English courts. The booking confirmation and these terms represent the entire agreement between Villa Sofia and you. Except as otherwise provided in these booking terms and conditions, your statutory rights are not affected.
